BBQ: 2 charcoal barbecues for use Easter to Oct. Kindling is supplied but you will need to bring your own charcoal.

Bed Linen and Towels: Duvets and pillows (mix of feather/synthetic fibres – synthetic available for all if requested prior to your stay), bed linen, cot mattress sheets and towels are provided.

CCTV/Noise Monitors: CCTV covers the car park, the back field and central courtyard.

Coffee Machine: Each cottage has a cafetiere and a Nespresso Citiz coffee machines, pods not supplied.

Cots: 2 travel cots are available on request. These are for infants aged 2 years and under. 

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick banners, etc. to the walls due to the risk of marking/damaging paintwork.

Dogs: 1 well behaved dog is allowed in each cottage (extra charge). Please ensure you have read our Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles. Please research the local area to find the nearest charging points. 

Essentials: Enough crockery, cutlery and glasses for your whole party.
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, bin bags, hand soap.
Welcome Pack including tea, coffee, sugar and milk. Hairdryer, iron and ironing board.

Features: Each cottage has a private (unfenced) garden, use of 15 acres of shared grounds with play area and BBQ area, shared games room with pool table, table tennis and table football. Dippers Rest has a hot tub for 6.

Food Deliveries: Dart Fresh, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 3pm arrival. We recommend that you put your name and mobile number on the delivery information.

Garden: Each cottage has a private (unfenced) garden with BBQ and outdoor furniture.

Guests: This property sleeps11 guests in 5 bedrooms over 2 adjoining cottages. For more details please see the Floor Plans. 

Highchairs: 2 highchairs are available on request.

Hot Tub: Dippers Rest has a private hot tub in the garden, seating 6.

Wagtail Corner: Electric oven/4 ring hob, fridge with ice box, wine cooler, dishwasher, microwave, washing machine/tumble dryer. If your whole group wish to dine together, a dining table to seat 11 can be set up for your arrival - this should be requested after you have made your booking.

Dippers Rest: Electric oven/4 ring hob, upright fridge-freezer, wine cooler, dishwasher, microwave, washing machine/tumble dryer.

Music: Portable speakers to connect to your phone. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for up to 5 vehicles.

Wagtail Corner: 2 bedrooms (1 ensuite), bathroom, WC, open plan kitchen/dining room/living room.

Dippers Rest: 3 bedrooms (1 ensuite), shower room, WC, open plan kitchen/dining room, living room.

Wagtail Corner: Bedroom 1 has a king size bed, Bedrooms 2 can have a super king and a single, or 3 singles.

Dippers Rest: Bedroom 1 has a king size bed, Bedrooms 2 and 3 can both have a super king or twin beds.

Stairgates: 2 available for each cottage on request, for top and bottom of stairs.  

TVs: Smart TVs in both living rooms.

Wifi: Broadband.

Woodburner: There is a wood-burner in each living room, logs supplied Nov-Apr.

Restrictions: No smoking - no fireworks, sky lanterns or drones - no noise after 11pm
